When the right strategy delivers results – A Case Study from Budapest’s 13th District

This model is not new to us. We have worked with several properties where parallel utilisation proved effective: initially operating with stable tenants, and later being sold as investment assets.

The result

The apartment was successfully rented out within a short period, while the sales process continued in parallel.

The tenants are fully aware that the property remains on the market.

This structure offers several advantages:

  • the property generates continuous income
  • the condition of the apartment is maintained through active use
  • the future buyer acquires a functioning, income-producing asset from day one

At the same time, the lease structure provides flexibility: should a buyer wish to purchase the property for personal use, this can be arranged upon the expiry of the rental term, in agreement with the current tenants.

  • comes with an existing tenant
  • provides immediate cash flow
  • is located in an area with strong long-term value potential
