Die Zahl der Immobilienbesichtigungen stieg im August um 16,6 %. Jetzt? Selbst mit dem 3%-Kredit wird verhandelt.<\/p>\r\n            \r\n            <div class=\"category-cards\">\r\n                <div class=\"category-card top\">\r\n                    <h4>2021: FOMO-gesteuertes Fieber<\/h4>\r\n                    <p>Jeder hatte Angst, etwas zu verpassen. <em>\"Kauf jetzt, morgen wird es teurer.\"<\/em> Der Markt war von emotionalen Panikk\u00e4ufen gepr\u00e4gt. Der technische Zustand war zweitrangig, nur das Eigentum z\u00e4hlte.<\/p>\r\n                <\/div>\r\n                \r\n                <div class=\"category-card bottom\">\r\n                    <h4>2025: Subventionsgetriebene Vorsicht<\/h4>\r\n                    <p>Viele kaufen, weil Eigentum endlich erschwinglich ist, aber nicht blindlings. Sie schauen sich f\u00fcnf bis zehn Wohnungen an, nicht nur zwei oder drei. Sie vergleichen. Die <strong>Energieeffizienzklasse<\/strong> ist zur Grundvoraussetzung geworden. Die Kreditw\u00fcrdigkeit wird vorab gekl\u00e4rt. Und das Wichtigste: <strong>Sie verhandeln<\/strong>.<\/p>\r\n                <\/div>\r\n                \r\n                <div class=\"category-card middle\">\r\n                    <h4>Warum Vorsicht trotz 3 % Zinsen?<\/h4>\r\n                    <p>Die K\u00e4ufer haben 2022-23 nicht vergessen. Sie sahen Preise um <span class=\"emphasis\">20-30 % fallen<\/span>. Sie sahen, wie K\u00e4ufer, die am H\u00f6hepunkt 2021 kauften, Verluste realisierten. Sie f\u00fcrchten eine Wiederholung und wollen nicht \"\u00fcber den Tisch gezogen\" werden.<\/p>\r\n                <\/div>\r\n            <\/div>\r\n            \r\n            <h2>Verk\u00e4uferseite vs. Realit\u00e4t<\/h2>\r\n            \r\n            <div class=\"info-boxes\">\r\n                <div class=\"info-box\">\r\n                    <h3>Was der Verk\u00e4ufer denkt<\/h3>\r\n                    <p>Viele halten die Preise von 2021 immer noch f\u00fcr realistisch und verlangen wegen des Otthon Start Programms sogar mehr. Die Logik ist oft: <em>\"Der 3%-Kredit ist da, also muss ich den Preis erh\u00f6hen, die K\u00e4ufer kaufen sowieso.\"<\/em><\/p>\r\n                <\/div>\r\n                \r\n                <div class=\"info-box\">\r\n                    <h3>Was tats\u00e4chlich passiert<\/h3>\r\n                    <p>So funktioniert es nicht.
