Since 2012, the energy performance certificate has been a mandatory requirement for property sales. Regulations have tightened: since November 2023, certificates are only valid for 5 years, and properties are classified into 12 categories from A+++ to I.
The difference is quantifiable: An AA-rated apartment has monthly utility costs that are 30-50% lower than an E or F-rated one. This means €800-1,600 savings per year. Over 10 years? €8,000-16,000.
From November 1st, it's mandatory to display the energy rating in property listings, not just when the certificate is ready – but in all cases.

What We See in the Market? Sales Have Become Three-Speed
Energy performance now decisively influences how quickly a property finds a buyer.
1. Premium Properties (AA+ and Modern Properties)
These sell the fastest. Popular, energy-efficient apartments can find buyers in just a few days or a week, as the market rewards security and low maintenance costs.
2. Properties Requiring Renovation
Non-renovated panel apartments and large, poorly insulated rural houses can sit on the market for months. Even at low prices, they're hard to sell: what wasn't in demand 4-5 years ago, despite rising prices on paper, buyers avoid.
3. The Middle Category
For average-condition properties, the main question is the price-value ratio. If solar panels or heat pumps aren't present, but the condition is acceptable and the price is realistic, they can change hands in 1-3 months. However, if pricing doesn't reflect reality, expect a 6-12 month, prolonged sales period here too.

If You're Selling Now
A property cannot be sold without an energy performance certificate. The certificate or its copy must be presented by the time of contract signing, and handed over by the date of possession at the latest.
Remember: with a poor rating, even a realistically priced property may seem overpriced to buyers.

Don't just look at the purchase price. Also consider the maintenance costs and value retention.
European studies confirm that greater energy savings later lead to significantly higher sale or rental prices.
