The Otthon Start program brings significant changes to the support options for first-time homebuyers starting in the summer of 2025. The most important update: even those who have previously owned residential property may now become eligible for the subsidized loan of up to 50 million forints with a fixed 3% interest rate – under certain conditions. Can you receive the Otthon Start subsidy if you have already had a property in your name?

Yes, from 2025, the Otthon Start program does not automatically exclude those who have owned a home in the last 10 years. You may be eligible:

  • if the value of the previous residential property located in an urban area did not exceed 15 million forints,

  • if you were only a partial owner (up to a maximum of 50%) of the property,

  • if the property was demolished or is encumbered by a usufruct right.

What are the conditions for obtaining the Otthon Start loan?

Under the program:

  • a maximum loan of 50 million forints is available,

  • the interest rate is fixed: 3%,

  • the maximum term is 25 years,

  • a minimum down payment of 10% is required.

Price limits regarding the property:

  • the total price of an apartment cannot exceed 100 million forints, and for a house, it cannot exceed 150 million forints

  • the price per square meter can be a maximum of 1.5 million forints.

It is important to note that the subsidy can only be used once, and the property purchased this way cannot be sold for 5 years.

What documents and certificates are needed to apply for the Otthon Start loan?

For the application, you will need:

  • a title deed (property registration document) that verifies the details of a previous or current property,

  • a certificate of social security (TB) status (a minimum of 2 years is required),

  • a bank-issued income statement and a credit assessment.
